Tenants are required to pay a holding deposit of one week’s rent to reserve a property while referencing checks are being conducted. At the start of the tenancy, tenants must also pay a security deposit of up to five weeks’ rent, along with their first month’s rent. All rents are paid into Lovelle’s client rent account.

Lovelle will advise tenants when their tenancy is ending and ask for instructions on whether to sell or re-let the property. Lovelle will also arrange a final inspection of the property and agree on any dilapidations with the tenant before releasing their deposit.

Tenants are responsible for reporting issues, keeping the property clean, and maintaining it. This includes regularly cleaning windows, carpets, curtains, kitchens, and bathrooms. Tenants should also avoid overloading the electrics and notify Lovelle if another sharer moves out or if the tenancy is ending.

Lovelle may withhold the holding deposit if a tenant fails a right-to-rent check, provides false information, or doesn’t sign their tenancy agreement within 15 days
